Buying a home?  It is probably the most expensive purchase you will ever make.  This is no time to shop for a cheap inspection.  The cost of a home inspection is very small relative to the home being inspected.

You have recently been crunching the numbers, negotiating offers, adding up closing costs, shopping for mortgages and trying to get the best deals.  Do not stop now.  Do not let your real estate agent, a patty-cake inspector or anyone else talk you into skimping here.

Why would you consider spending the least amount of money on one of the most expensive purchase and decision            of your lifetime.

Do you want a through fact finding investigation and a truthful, clearly written report about  the property you are                     considering?

If you don't get what you want, it's a sign either that you did not seriously want it, or that you  tried to bargain over the             price........ Rudyard Lipling

Many say, " That's a lot of money for only a few hours work ! "

    PRICE SHOPPER WARNING INFORMATION   :

In the event price is your primary concern, please consider the following suggestions:

Ask an attorney, family member, and friends for referral recommendations. See if they used
a low cost home inspector with any satisfactory results.

Contact your realtor and ask them for a referral recommendation. I'm sure most, not all
realtors are familiar with local home inspectors and some would be delighted to
recommend the lowest priced home inspector they know. These guys help "their deals"
go smoothly. Realtors that recommend me know I'm not the lowest guy in town, and
know the quality of my inspections. I have lost some realtors in the past for "killing"
their deals, but I work for you, my client. Why would any realtor want a low baller, cheap
     inspector, NO PROBLEMS ?

Consider using a home inspector "APPRENTICE TRAINEE" for your inspection. Large or
volume inspection companies can employ apprentices. Those who are an apprentice rather
the a Professional  Inspector usually offer bargan pricing as a way to generate business and gain experience.

Try the local phone book. Many of the inspection firms that advertise here are large, high  volume companies that
don't do much referral business and try to be low priced to keep landing new customers. Some are NEW Inspector
      just starting.

Search the internet for an inspector. Look at the Sponsored or Advertised sections on the top and sides of the page.          Many inspectors here are companies competing for business and  offer cut-rate pricing. The companies in the middle       did not pay to advertise and are listed  due to popularity or ranking, so they may not be cheap.

Some low ball inspectors were flipping hamburgers last week and now are doing home inspections. Are you there first        inspection??

Hire a part-timer inspector. On average their pricing is lower than those that do
professional home inspections as a full time career. There are a lot of fireman, retirees,
and even home builders due to the real estate market being slow, in this profession.
Believe it or not, home builders make the worst home inspectors. Remember,
who's mistakes do good home inspectors find, BUILDERS? No disrespect to them but
     they are part timers.

All inspection fees are due on the day of the inspection. I do except, VISA, MASTER CARD,
and DISCOVER. Checks are also accepted.
