My name is Stephen L. Guardino, CMI , the Owner/Inspector of Flagler Home Inspections. 

I have passed the INTER-NACHI Certified Home Inspector Test & I'm A Board Certified Master Inspector®.

I perform Home Inspections in Flagler County, Volusia County and St. Johns County.

I am licensed and insured, Florida License Number HI1639.

I am strictly a full time Commercial Real Estate property and Residential home inspector. I do not spray pesticides or perform repairs on properties that I have inspected as this would create a conflict of interest & is not permitted per the code of ethics of ANY Nationally recognized Home Inspection Association. This is very important when choosing an Inspector.

Home Inspection Reports are  emailed to you and your realtor the same day as the inspection (In most cases). At your request, reports may also printed with a color laser-jet printer for the highest possible quality report and put into a high quality transparent cover and sent to you via USPS,  be burned onto a compact disc, or faxed to you.


 

How to use me:

If you are buying a home , you are dealing with a lot of folks who are counting upon you to buy a house in order for them to make money.  Real estate salesmen, lenders, title companies, home sellers...are all paid from the proceeds of the sale. 

Sometimes you will find local contractors who "inspect" homes as a means of selling their services when it comes to making the repairs that they will recommend after their brief look at the home.   You and others must guess if their reports are actual "inspection reports" or estimates used as a marketing tool for their business.  In this respect, your "inspector" becomes another party who is counting on you to decide to buy the house in order to make more money from the repairs.

I do not fall into either category...and I can be your advocate who is the only party involved in the transaction with nothing at all to lose if you decide to walk away.

Once you have made an offer that the seller has accepted, you have so many days (10 to 15) to have the home inspected.  Within that period, for the fee that you will pay me, I will provide you with a complete, accurate and unbiased report of my observations of material defects that I find present....including photographs....for you to use to decide whether you need to renegotiate the price, insist that the seller fix certain items, accept the house with the known condition, or continue searching for a suitable home.  If you have a good "Buyers Agent" working with you, he or she will help you through this process.

Often, but not always, the seller will ensure that the needed repairs are made or that they are reflected in a new, lower selling price when the inspection has been conducted in a fair, professional and unbiased manner.

I am a full time, professional home inspector who does not repair the defects he finds.  My report is not my "foot in the door" to sell you a remodeling contract.  Instead, it is a document that all parties to the sale (buyer, seller and agent) can trust to be fair and unbiased.
